The city of Varaždin, located along the banks of the Drava River in northwestern Croatia, has developed a distinctive identity through its rich history and continuous growth. Yet, despite its proximity to the river, the full potential of this natural asset remains untapped. A key opportunity lies in the area east of the city center—a 48-hectare site adjacent to the Drava, larger than the city’s historic core. Currently used as an industrial zone, its purpose does not reflect the value and uniqueness of a location situated next to a protected area of international importance.

The vision for future development centers on creating a new, green urban quarter that merges the spirit of Varaždin with the natural richness of the Drava. This new neighborhood is designed to be modern, sustainable, and inclusive—a place where daily life is deeply connected to the environment. The urban concept draws from the city’s long tradition of structured urban living, dynamic public spaces, and strong ties to nature.


The new district will feature a variety of amenities: schools and kindergartens, cultural institutions such as museums and galleries, and an attractive market with cafés and restaurants, creating a vibrant social hub. A green corridor, inspired by the river and forest landscapes of the Drava, will run through the neighborhood, offering open public spaces for recreation and gathering.

The design of the neighborhood reflects the urban DNA of Varaždin—with lively squares, a network of streets, and an emphasis on community. It will be a quarter that lives 24/7, welcoming all generations.

Only a 30-minute walk from the city center, the new neighborhood will be connected to the rest of Varaždin through newly planned pedestrian and cycling routes. A future train station will further enhance accessibility and sustainability. This development will help reduce pressure on agricultural land and counter the trend of uncontrolled urban sprawl.
Sustainability will be embedded at every stage—from planning and construction to everyday life in the neighborhood. This project shapes the vision of a modern Varaždin—a city that breathes, grows, and stays true to itself.
