Zadar is an ancient town with a Roman heritage and numerous layers of cultural influences, from the Venetian Republic to the French and Austro-Hungarian empires, which all took part in forming its rich cultural spirit. Today, Zadar is full of life and people who happily and peacefully enjoy the Sun standing on the landscape installation The Sun Salutation or enjoy the unique symphonies performed by The Sea Organ.

The plot of Maraska Park is located by the waterfront right across the historical city center. It consists of two typologies - a residential oasis (Kalando Residences) hidden behind the old Maraska factory building, soon to be reconstructed into a hotel, and a new neighborhood with business and shopping spaces (Rosolio Pavilion).


The inspiration for Kalando Residences comes from villas along the Dalmatian coast immersed into greenery. It is a place which gradually transforms Zadar’s vivid streets into a serene home. With its contemporary appearance and a relaxed character Kalando is respectful to the old and noble villas that surround it. Large windows allow communication with the landscape greenery while introverted gardens protect the resident’s intimacy. All of the apartments are surrounded by either the shimmering sea or the green curtain of the garden. Residents can also enjoy a spacious common garden with a calming pool. A roof top terrace offers stunning views of the city and the sea and islands in front of it, giving a sense of freedom.



The Rosolio Pavilion is a place reminiscent of Zadar’s eventful life and tradition of coffee shops and tavernas. The neighborhood invites guests to socialize and introduces them to Zadar history as well as to its contemporary life. The passages of the pavilion are interspaced between the coffee bars and restaurants as a reference to the narrow streets of Zadar.
