Location Permit Issued for the Reconstruction of the Kupari Dubrovnik Resort

21. March 2025

The Ministry of Physical Planning, Construction, and State Assets has issued a location permit for the reconstruction of the Kupari tourist complex. The Kupari tourist resort project is one of the most significant tourism infrastructure developments in Croatia. Given its location on the Dubrovnik Riviera, specifically in Župa Dubrovačka, which the Republic of Croatia strategically plans as a high-end tourism destination, this project is of great importance. The Kupari project will bring significant changes to this site, which has been neglected and deteriorating for years.
3LHD’s vision for Kupari aims to integrate the history and tradition of this location with contemporary design, creating a subtle dialogue between the past and the future. The architectural concept of the new hotel is inspired by the topographic contour lines of the terrain—the building’s volume follows the natural curve of the hillside, resulting in a fluid and unobtrusive form. The lower floors are designed and materialized in harmony with the rocky surroundings, allowing the new structure to blend naturally into the landscape. Villas and apartments will be integrated into the terrain with abundant greenery, interconnected by external staircases characteristic of the area, with access limited exclusively to pedestrians or electric vehicles.
At the heart of the complex, in accordance with conservation guidelines, the Grand Hotel will be renovated, maintaining its original exterior appearance while its interior will be adapted to new functions.
